1. Know your market

It’s important to find an attorney who has experience working in your area and understands local laws and regulations. Don’t just pick an attorney because they’re highly rated online or have the highest fees – look at how they’ve handled similar cases in the past and whether they’ve won or lost them.

If you want someone who only handles commercial real estate transactions, it’s important to know that before hiring them as well. It’s also important not to hire an attorney who primarily handles residential transactions because you won’t be able to get legal advice about other aspects of your business from them. Real estate lawyer who specialize in real estate transactions are able to advise you on the best way to make your home transaction happen.

They can also help you understand what kind of legal documents are required for certain types of transactions, such as an initial offer or contract purchase agreement. Make sure they have good references from previous clients (and don’t forget to ask for them!).

2. Ask to see their website

If they don’t have one, it’s likely that they aren’t very well known. You will have to ask them where they go online to find out more about themselves. Also, check their online reviews from other clients who might know what kind of service they offer.

Choose someone who has experience working with investors and first-time homebuyers. A good attorney will be able to give you advice on how to protect yourself during the real estate transaction so that there are no surprises later on down the road when you try to sell your house or refinance your loan.

3. Know your rights under the law

You may have heard of something called due diligence, but what does it mean? Due diligence means looking into whether the property is vacant and free of any liens or other encumbrances that could negatively impact your transaction if they were not removed before closing. This can include things like prior liens or judgments, unpaid taxes, and other issues that would affect your ability to close on time if they remained unresolved when you signed on the dotted line.

Get an attorney’s recommendations from friends and colleagues who have used them in the past. Ask around at work or among family members if they know anyone who has used an attorney recently and how satisfied they were with their work.

4. Ask if they offer free consultation

Some real estate lawyers offer free initial consultations with no obligation on either side. This gives you a chance to meet with them in person, get a sense of their style and personality, and discuss your goals before signing any legal documents or making any payments. If you’re looking for someone who specializes in buying or selling homes, this could save you time and money down the road by avoiding potential mistakes later on down the line when it comes time to close on the sale of your house!

5. Ask for referrals

Ask your friends and family members who they use as real estate lawyers before hiring one yourself. You can also ask them for recommendations from other people you know who have used a particular lawyer in the past or who have dealt with that particular law firm in some way (for example, by buying or selling a house).

In fact, it might be best if you can find someone who has had a bad experience with their lawyer because then you’ll know how not to make that same mistake yourself!
