3 Things to Know About Getting a Villa for Sale in Dubai

If you have looked at prices of villas for sale in Dubai, you probably know whether a career as a landlord will be lucrative for you. If you were to become a landlord, you would have to be able to afford an initial loan or have the initial capital to buy an apartment or villa for sale, you would have to be a personable landlord, you would have to build your reputation to attract more potential tenants, and you would have to respond to repair requests in a timely manner.

However, being a landlord also means other things. It means making sure tenants are happy with the building they are living in, collecting rent in a non-aggressive fashion, and knowing key terms about leasing villas and other apartments in Dubai.

Vastu-Compliant Housing

Vastu-compliant housing, or more accurately, vastu shastra-compliant housing, is a style of Indian architecture. This style of architecture is important because it incorporates Hindu and, in some cases, Buddhist beliefs, which are all related to the structure, geometry, directional alignment, and symmetry of the housing unit. In short, it refers to the organization and the form of a housing unit.

For your housing to be Vastu compliant, several criteria must be met. There are somewhere between 18 and 25 criteria to be met before the house is compliant. A villa for sale in Dubai that advertises itself will not be on the dead end of a road, will be more open on the north and east sides of the building, and will not have an elevator facing the entrance. This is a sampling of a much more complicated list.

The reason why Vastu-compliant housing is important is that it will advertise that the house has positive energy for many things. This list includes, but is not limited to, victory over opponents, good fortune and reputation, and peace of mind and personal well-being.

If you purchase a Vastu-compliant villa for sale in Dubai, you should expect to pay somewhere between AED 5.3 million and AED 2.6 million. On rental sites, it is not common to see “Vastu-compliant” in the description of a villa; however, they are usually of types E5, 4D2, 3, or 3S1, or use the phrase “north facing,” though it is possible that not all of these descriptions are always Vastu-compliant. You will be able to lease these types of villas from AED 3.7 million to AED 240,000. Therefore, you can expect to recoup your investment in 1 to 22 years, while the average is between 3 and 17 years.

The Most Expensive Neighborhoods

There are many communities in Dubai. These range from Dubai Marina, which is a great neighborhood if you want young and energetic tenants, to the serene Palm Jumeirah neighborhood, which is a great neighborhood if you want to attract older and wealthy tenants.

Perhaps the most expensive neighborhood in Dubai for you to get a villa for sale is in Garden Homes Front F of the larger Palm Jumeirah community. The most expensive villa for sale in the neighborhood has four bedrooms and four bathrooms with 5,000 square feet of space. It offers a private pool, maid’s room, and a view of the Dubai Marina skyline.

The most expensive neighborhood for tenants, and thus where you can charge a lot of rent, is currently in the Samara neighborhood in the larger community of Arabian Ranches 2. This 5-bedroom (all en suite) and 5-bathroom villa comes with a balcony, maid’s room, and central air conditioning. It also has a private garden and intercom system and allows pets.

The Least Expensive Neighborhoods

The least expensive neighborhood to get a villa for sale in is the Mudon Views. It is a type B villa with an independent plot, 3 bedrooms, and 4 bathrooms. This villa, 3754 square feet in area, has a private garden, a balcony, and a laundry room. Most of the amenities in this example are shared, rather than private.

The least expensive neighborhood for tenants, and thus where you are going to charge the least amount of rent, is in the Vardon neighborhood of the larger Akoya Oxygen neighborhood. It is a townhouse for nuclear families who want to pay a consistent amount of rent. It is 1,696 square feet in area, and many of the attractions are not immediately nearby; rather, tenants will have to travel 25 minutes to get to the center of Dubai.

Conclusion

Vastu-compliant villas are a boon for landlords if they buy them at the right price and charge the highest amount of rent possible. Otherwise, there are more options in different neighborhoods. Remember though, as a landlord, your goal will be to maintain your property for the least amount of cost while eventually recouping your initial investment in a villa for sale in Dubai.
