Every seller wants their house to go for a good price in a short amount of time. However, you often have to spend money to make money on your property. You may need to do a few minor renovations or much larger projects to get the most bang for your buck. Your home needs to be in the most optimal condition to convince someone to purchase it. The outside of your home is just as important as the inside.

YouGov surveyed more than 2,000 UK adults and found that well-maintained windows and roofs are the most important parts of kerb appeal. Potential buyers want a home that is in good condition on the outside, including the garden, fences, and well-painted frontage.

Here are a few ways you can prepare your house for selling.

1. Depersonalise your house

Remove all personal items, like photographs and heirlooms, from your home. A potential buyer needs to imagine themselves living in the property and where their personal things will go. Clear the surfaces of clutter and try to make the home as fresh as possible. Buyers like to see an impersonal and clean environment that acts as a blank canvas for their belongings. 

Only keep the items of furniture that look modern and compliment the space. Remove any eccentric furniture, like zebra printed couches and antique chairs. A modern home is likely to sell much more quickly.

2. Make repairs

You need to fill in cracked walls, chipped floorboards, and any holes in the ceiling. Repaint the walls to look fresh and remove any signs of wear and tear in the house. Try to go for natural colours that open up the space and make it look bright and airy. Fix any kitchen drawers or leaking taps and make sure everything looks in the best condition possible.

3. Bigger repairs 

Your boiler system can make the price of your house go down. Invest in a combination boiler to increase the home’s energy efficiency and save space in the storage cupboard. You could add some smart features like an advanced security system and controlled lighting as well. 

You should also carry out any structural repairs and maintenance as soon as possible. While these jobs are on the more expensive side, they can improve the value of your home and make it more attractive to buyers.  

4. Make it look pretty

Finally, it’s time to make the home look pretty! Buy some fresh flowers, clean the windows, and make sure everything sparkles. Clean every room thoroughly and polish all of the mirrors to look their best. Remove all dust from under the furniture and on the skirting boards. You could even light a few scented candles to add a luxurious atmosphere.
