Repairs to Make Before Selling Your House

Buyers often base their decision on the house’s condition when they are making an offer to buy. If the house has structural or cosmetic problems, then it is likely that in such instances, they may change their mind on their offer to buy as they may be required to make substantial repairs to improve the house before moving in. To increase your chances of selling the house at a good market value, here are some of the repairs you should make to your house before listing it for sale:

1. Fix damaged floors

The flooring is one of the first things buyers look at when buying a house. Scratched-up wood flooring, crumbling tiles, cracking grout and tired linoleum are all things that are not going to increase the value of your house. To prevent this, you need to get these fixes before showing it off to prospective buyers. The best way to deal with this is by sanding, polishing, and resealing your floors.

Fixing any damage on the floor may cost you in the short term but will increase your chances of selling the house at a good market value in the long run as buyers tend to be picky about the condition of a house’s flooring.

2. Freshen up the paint

The paint on a house may not look as good as it should, but it is what makes the house sell. If the paint on your house is chipped, cracked, or in any way giving the impression that it needs to be repainted, then buyers are likely to pass on your house and go for one with more appealing paintwork. To help you make this look better, you need to get a full paint job done, including all the frames around windows, doors, and vents.

If you are planning to get a new color of paint, it is important to remember that the color of your house is a big part of its appeal to buyers. For this reason, it is recommended that you get an experienced person to do the painting for you since they may know what colors are usually appealing to buyers.

3. Revive the kitchen

Aside from flooring, the kitchen is the next thing buyers always take a close look at when considering buying a house. An old kitchen with cracked and chipped tiles, dirty and stained countertops, rotting cupboards, and a damaged sink are things that can make your house look unpleasant to buy. To make it look pleasant, you need to clean up the kitchen cabinets and countertops, replace the damaged sink with a brand new one and replace all the tiles.

4. Fix the bathrooms

Grout, tiles, and tap holes in the floor can make your bathrooms look unkempt and uncomfortable. To prevent this, you need to replace all the tiles in the bathroom and fix any worn-out grout on the shower walls and tiles. Seal up all holes in the tiles with a sealant before you paint them so that they don’t leak during future use.

5. Fix lighting and replace bulbs

Old and worn-out light bulbs are a sure way to decrease the value of your house. While they may not look bad, they don’t look attractive either, making buyers think you do not take care of your house. To prevent this and maintain the overall attractiveness of your house, you need to replace all lights, including those in the bathroom and kitchen, with new ones.

6. Get rid of water leaks and water stains

The appearance of a house can be easily damaged by water leaks. A leak in any part of the house, no matter how small, can make your house look older than it should and will increase the chance of buyers passing on your house and preferring one with better-looking properties. To avoid this, you need to get all leaks corrected at the earliest possible time before listing your house for sale. Ensure that the toilet, swimming pool, hot tub, and appliances are all tight and leak-free before listing the house.

7. Repair torn windows

Old, torn, damaged windows are very unattractive and may even give the impression that the house is hazardous to live in. To prevent this, you need to replace all your windows with new ones, complete with locks, screens, hinges, and knobs.

8. Erase pet damage

Pets are a big part of most families in homes and may have left behind traces of their existence in your house. Any damage to your house that your pets have caused needs to be erased completely before you list it on the market. In some cases, the damage caused may just be surface-level and can easily be repaired, but there are other times when the damage may be considerably deep.

In such instances, you will need to replace those parts of your walls or floor that the pet has damaged before you start showing it to buyers.

9. Fix a dying lawn

Flowers, bushes, and trees are a significant part of any home, and they can add a lot to the price. However, if your house has a dying grass lawn, then the appeal and value of the home will be greatly reduced. To avoid this, you need to work on all parts of your lawn that have died out and make sure that they are healthy in terms of soil moisture, water, and nutrients.

10. Fix house exterior

One of the things that people usually look at when buying a house is its exterior. This includes everything from the driveway, walkways, and garage to the house itself. Before you list your home for sale, you need to make sure that these are all in good condition, attractive, and appealing to potential buyers. For example, you need to make sure that your driveway is clean and free of cracks. You also need to paint your house’s exterior so that it looks fresh without peeling paint or any other form of damage.

11. Consider functionality

The functionality of the house is another thing that potential buyers look at before deciding on whether to buy or not. To decide whether the house’s functionality is impressive or not, you need to think about those things you use in your house every day and test them from time to time.

For example, if you want to know whether your automatic garage door works well or not, you can test it with the remote control by repeatedly opening and closing it for a while to steer clear of issues such as defects later on.In the same manner, you can also check if your doorknobs and thermostat are working properly.

12. Have an inspector check your home

Presale inspection is a must for every homeowner who is selling their home. If you are planning to sell the house, then it is also recommended that you have an inspection done by a professional before listing your house for sale. It is also recommended that you use a personal property bill of sale while making the sale of your house once it is finalized, as this is a document that records the terms of sale, condition of the house, its value, and other relevant details to avoid future disputes between the two parties involved.

Conclusion

When planning to sell your house, you need to make it attractive and appealing to buyers. To do this, you need to ensure that your house’s exterior and interior are in good condition, appealing and attractive.

Make sure to not overlook any basic repair that needs to be done before you sell your house to ensure that it looks clean, attractive, and appealing. While many repair tasks may seem like small things, they are very important when it comes to making your house look attractive to the buyers.
